Set in the picturesque Tuscan countryside between San Gimignano and Poggibonsi, Molino di Foci is a charming boutique hotel housed in a historic 15th-century mill.

The property was carefully renovated in 2000 and subsequently extended in 2012 by the current owners, combining the character of traditional Tuscan architecture with the comfort and functionality of a modern hospitality business.

Many of the original architectural features have been preserved, including exposed wooden beams and terracotta floors. The property has been meticulously maintained and regularly updated over the years.

The hotel extends over approximately 600 m² and comprises 16 individually designed guest rooms, each with its own character and charm. Exposed wooden beams, elegant furnishings and views over the swimming pool and surrounding countryside create a welcoming and refined atmosphere.

The accommodation includes two family suites and two bedrooms with accessibility features.

The outdoor areas provide an attractive setting for guests, with a 14 m x 7 m swimming pool surrounded by landscaped gardens and a large covered terrace overlooking the pool. The property is further surrounded on three sides by approximately 4.6 hectares of agricultural land.

The hotel includes a professional kitchen, breakfast room, a separate glass-fronted breakfast area with panoramic views of the gardens and swimming pool, a lounge and reception area with bathroom, laundry facilities, technical rooms and a reception office.

An additional 100 m² building has already received planning approval within the hotel perimeter. The approved volume could be used for a spa, meeting rooms or a similar complementary function, offering the possibility of further developing the hospitality facilities.

The property is located within the protected countryside surrounding San Gimignano, a UNESCO World Heritage Site, where planning regulations for new construction are particularly restrictive. The existing approval therefore represents an important opportunity for future development.
