Do you work throughout Italy?
Yes. We operate nationwide through a network of surveyors (geometri), architects and engineers we work with. The site inspection is carried out by a licensed professional based in the area where the property is located, while your Valente Project contact follows the file from start to finish.
How do I sign the quote?
You receive a link: open the quote, read it and sign it online by entering a confirmation code sent to you by email. It is a valid electronic signature under the European eIDAS regulation. Once signed, you can download a copy.
How and when do I pay?
A 50% deposit when you confirm the assignment and the balance when the documents are delivered, by bank transfer. For project management and works supervision, which are calculated as a percentage of the cost of works, the deposit is 50% of the estimated fee and is set during the design phase; at the end of the works the fee is recalculated on the actual amount and the difference is invoiced. Bank details and payment reference are shown in the quote.
Do the prices include VAT?
Service fees are shown net of VAT (22%), which the quote adds to the total. Stamp duties are already included. Any costs paid on your behalf, such as fees or penalties in amnesty (sanatoria) procedures, are listed separately.
Who carries out the site inspection?
A licensed professional, who contacts you directly to agree on a day and time.
I don't know if my property is compliant: where do I start?
With the Site inspection + Records request: we obtain the property's documents from the Municipality, compare them with the actual state of the property and tell you whether everything is in order or whether filings are needed, and of what kind. It is the recommended first step before selling or buying.
What is the difference between the Site inspection and the Compliance report?
The Site inspection + Records request is an initial check: it tells you whether the property is compliant or whether filings are needed. The Compliance report is the written technical document that verifies the match between the actual property, the cadastral floor plan and the building permits: it is the check that precedes a sale and that banks require for a mortgage.
When is an APE required?
The APE (Energy Performance Certificate) is mandatory to sell or rent a property and must be attached to the deed.
What is a records request and when is it needed?
It is the request to the Municipality for the property's documents: the building permit, the filed floor plan, the historical records. It is needed when these documents are missing and you need to know what was authorised — almost always before an amnesty filing or a compliance check.
CILA, SCIA or Building permit: which one do I need?
It depends on the works. Interior works that do not affect the structure usually only need a CILA; exterior or structural works need a SCIA; increasing volume or floor area, or building from scratch, requires a Building permit (Permesso di costruire). The correct filing is confirmed by the professional after seeing the property.
Works were done without permits: can it be fixed?
Often, yes, with an amnesty (sanatoria) filing: a late CILA, a SCIA in sanatoria or a Building permit in sanatoria, depending on the works. Whether and how to regularise is assessed by the professional case by case. Any penalties are paid by the owner and are listed separately in the quote.
Is furniture included in Interior design?
No. The project runs from the initial consultation to the final check, with moodboard, renderings, help with orders and supervision of deliveries. The cost of furniture and its assembly is not included: it is supplied and quoted separately by the suppliers.
